This Downtown Design Overlay District is intended for properties adjacent to the Downtown Historic District of the City of Durham. The regulations of the overlay district either supplement, or replace, the regulations of the underlying zoning district, as described herein. The DDO is divided into the following three areas DDO-1, DDO-2, and DDO-3. The Downtown Design Overlay (DDO) is established to provide for a transition of uses between the Downtown Historic District and nearby uses, which surround the downtown. It is the intent of the DDO to encourage intense development and pedestrian activity through a mixture of uses appropriate to the downtown area. The Downtown Design Overlay is described in Section 4.8 of the Unified Development Ordinance. |
